About The Role:

Shift Pattern: 8-5pm Monday to Thursday & 8-2.30pm Friday

Role Overview 

The Pre-Construction Design Manager will oversee a team of Building Surveyors and Quantity Surveyors, ensuring the successful delivery of RIBA Stages 1 to 4 for a diverse range of clients and projects. This role involves collaborating with clients to develop the project brief, with the support of the Operations Team, to meet the required quality standards. The Pre-Construction Design Manager holds overall accountability for managing pre-construction activities in alignment with company goals. 

Key Responsibilities: 

  • Collaboration with External Teams: Work with external designers, engineers, and specialists to produce design solutions for RIBA Stages 1 to 4.
  • Team Selection and Appointment: Select and appoint the most suitable team to capture and deliver designs, ensuring the procurement of the built solution is compliant with the client needs.
  • Client Liaison: Serve as a key point of contact for the client, presenting designs, programmes, costs, risks, and opportunities. Provide effective reporting to the design teams. 
  • Project Planning:Establish the project brief, programme, and cost plans at the earliest stages of the project. Ensure that proposal development aligns with these plans and advise the client on progress and optimal project execution.
 

People 

  • Leading and motivating the team in accordance with OCS personnel policies and procedures
  • Maintaining a high level of employee morale and adherence to all personnel policies and procedures 
  • Delivering positive and comprehensive internal and external communication. 

Client 

  •  Developing the service offering in line with client requirements, responding to client concerns and implementing corrective / preventative action when required 
  •  Developing and maintaining strong relationships with clients, contract decision makers, staff, and external bodies 

  •  Developing effective communication and strong client / supplier relationships to aid business development and retention 

About You: 

  • Eligibility: Applicants must have the right to work in the UK.
  • Qualifications: Qualified to degree level or possess extensive experience at a senior management level, proving the ability to manage a design team from client interface through to understanding RIBA Stages 1-4.
  • Expertise: Have a comprehensive understanding of planning, listed buildings, conservation areas, BREEAM, and environmental design, including upgrading building fabric to meet Net Zero aspirations.
  • Commercial Acumen: Commercial and financial skills, including the application of JCT and NEC4 contracts.
  • Public Sector Experience: A proven history of successfully working with public sector clients is helpful.
  • Decision-Making: A decisive individual capable of performing well under pressure.
  • Management Skills: Strong management abilities, with the ability to form collaborative working relationships and communicate effectively with a large and varied design team.
  • Personal Attributes: Self-motivated and enthusiastic, with excellent time management and leadership skills.
  • Creativity: A creative thinker with the ability to develop solutions and analyse problems effectively.
