About The Role:

Working Hours: Monday to Thursday: 8:00am – 5:00pm & Friday: 8:00am – 3:30pm 

About the Role:
We are seeking a motivated and commercially focused Quantity Surveyor to join our Frameworks Department, delivering refurbishment and lifecycle replacement projects ranging from £50k to £10m in a variety of regions across the UK while being mainly office based. 
 
The successful candidate will be responsible for the day-to-day commercial management of allocated projects, ensuring robust commercial controls are maintained to protect the business and maximise project profitability. Working closely with Project Managers, Operational Teams, Clients and Subcontractors, you will support the successful delivery of projects from tender handover through to final account settlement. 
 
About You:
Essential
  • Experience working as a Quantity Surveyor within construction, refurbishment, facilities management or related sectors. 
  • Experience administering construction contracts (NEC, JCT or equivalent). 
  • Proven experience managing valuations, applications for payment, variations and final accounts. 
  • Strong commercial awareness and financial understanding. 
  • Excellent Microsoft Excel and IT skills. 
  • Strong communication and interpersonal skills. 
  • Good negotiation skills. 
  • Ability to analyse commercial data and prepare accurate forecasts. 
  • Strong organisational skills with the ability to manage multiple priorities. 
  • Ability to work independently and as part of a team.
Desirable
  • Degree in Quantity Surveying, Commercial Management or a related discipline. 
  • Professional membership or working towards accreditation with RICS, CIOB or similar. 
  • Experience working under Framework Agreements. 
  • Experience delivering refurbishment, lifecycle replacement or facilities management projects. 
  • Experience supporting or mentoring junior commercial team members. 
Key Responsibilities:

Commercial Management 
  • Manage the commercial aspects of allocated projects from commencement through to final account. 
  • Ensure contractual obligations are understood and administered in accordance with contract requirements. 
  • Prepare, submit and negotiate Applications for Payment in a timely manner. 
  • Assess and value subcontractor applications, quotations and variations. 
  • Identify, prepare and submit variations, compensation events and change control documentation, ensuring all supporting information is maintained. 
  • Produce detailed pricing submissions for client review and agreement. 
  • Monitor project costs, commitments, forecasts and profitability. 
  • Assist in the preparation of monthly cost value reconciliations and commercial reports. 
  • Identify and report commercial risks and opportunities to the Commercial Manager. 
  • Support subcontract procurement activities, including obtaining quotations, analysing returns and preparing subcontract documentation. 
  • Administer subcontractor accounts, including valuations, payment notices, pay less notices and final account agreement.
  • Ensure contractual notices and correspondence are issued within required timescales. 
  • Prepare all supporting documentation required for final account submissions. 
  • Monitor project progress against programme and identify delays or commercial impacts. 
  • Support dispute avoidance through proactive contract administration and effective communication. 
Contract Administration 
  • Maintain accurate project records and commercial documentation. 
  • Ensure compliance with contractual obligations and company procedures. 
  • Review and interpret contract documents, specifications and scopes of work. 
  • Support the management of framework agreements and client-specific requirements. 
  •  Assist in ensuring project change management processes are followed and entitlement is protected. 
Team and Stakeholder Collaboration 
  • Work collaboratively with Project Managers, Site Teams and Operational colleagues to achieve project objectives. 
  • Develop and maintain positive relationships with clients, consultants and subcontractors. 
  • Provide commercial support and advice to project teams when required. 
  • Support Assistant Quantity Surveyors and Trainees by sharing knowledge and best practice. 
  • Attend project and commercial review meetings as required.
