Electrical Building Services Engineer – Manchester Arndale
About the Role
Location: Manchester Arndale
Shift Pattern: Early 06:30–15:30 | Late 13:30–22:30 | Night 22:00–08:00 - Nights are 3/4 weeks per year only
We are looking for an experienced, time-served Electrical Building Services Engineer to join the OCS engineering team at Manchester Arndale. This is a hands-on role within a large, complex retail environment, covering planned and reactive maintenance, fault-finding, repairs, testing and minor installation works. Strong experience of commercial LV distribution systems is essential. The engineer will work within the site's Electrical Safety Rules and may, subject to assessment and formal appointment, undertake LV Authorised Person duties.
Key Responsibilities
• Carry out planned and reactive maintenance, electrical fault-finding, repairs, component replacement and minor installation works across building-services electrical systems.
• Maintain and fault-find LV distribution equipment including switchboards, distribution boards, MCCs, protective devices and associated circuits.
• Maintain lighting and emergency lighting systems, including inspection and testing in accordance with the site maintenance regime.
• Diagnose faults on motors, contactors, relays, overloads, starters, VSD-controlled plant and electrical supplies associated with pumps, AHUs, FCUs and fans.
• Carry out safe isolation, lock-off, proving dead, electrical testing and verification within the engineer’s training, competence and authorisation.
• Use electrical drawings, schematics, single-line diagrams and BMS information to support systematic fault diagnosis and recovery following power interruptions or significant incidents.
• Support and supervise specialist contractors, ensuring compliance with permits, RAMS, site procedures and safe systems of work.
• Complete PPM, reactive and statutory records, electrical logs and defect recommendations accurately within the CAFM system.
• Maintain safe, tidy substations, switchrooms, plant rooms and engineering areas and comply with OCS procedures, site rules and Health & Safety legislation.
• Provide professional technical support to colleagues, management, the client, retailers, contractors and members of the public, and undertake reasonable general building-services tasks where appropriate.
Qualifications & Experience
Essential
• Recognised electrical apprenticeship or equivalent time-served electrical engineering background.
• NVQ Level 3 in Electrical Installation/Maintenance or equivalent recognised qualification, plus AM2 or equivalent evidence of occupational competence.
• Current BS 7671 18th Edition qualification.
• Strong practical fault-finding experience within large commercial, industrial or similarly complex buildings.
• Practical experience of LV distribution systems, switchboards, distribution boards, MCCs, motors, controls, protective devices and general/emergency lighting.
• Sound knowledge of electrical isolation, lock-off, proving dead, Permit to Work systems and electrical Health & Safety requirements.
• Ability to read electrical drawings, schematics and single-line diagrams and make appropriate engineering decisions within level of competence.
• Experience with PPM regimes, RAMS and accurate CAFM/computer-based maintenance records, with good general IT and communication skills.
• Ability to work independently in a client-facing, occupied and public-facing environment.
Authorised Person Requirements
Previous LV Authorised Person (LVAP) experience is highly desirable. Candidates without current LVAP status may be considered where they have the required qualifications, knowledge and experience and can successfully complete site training, competency assessment and formal appointment.
• Following formal appointment, duties may include LV switching and isolations, control of electrical work, issue/cancellation of electrical safety documentation and Permits to Work, management of electrical contractors and application of the site Electrical Safety Rules.
• All Authorised Person duties will only be undertaken following appropriate training, competency assessment and formal written appointment.
Desirable Skills & Experience
• Previous LV Authorised Person experience.
• Previous HV Authorised Person or HV operational experience, including transformers and HV/LV substations.
• Electrical inspection and testing qualification such as C&G 2391 or equivalent.
• Experience with large LV networks, MCCs, VSDs, BMS, life-safety/critical electrical systems and SFG20 maintenance standards.
• Experience within shopping centres, airports, hospitals, data centres, large commercial estates or other occupied high-footfall environments.
