Purpose of the Role: To manage and deliver occupied major works projects/quoted works from inspection through to handover, ensuring high-quality delivery, resident satisfaction, commercial control and full compliance with health, safety and regulatory requirements. Acts as the operational lead for reactive major works, coordinating all resources, suppliers and stakeholders throughout the project lifecycle.
Key responsibilities
- End-to-end management of occupied major works projects, from inspection through to handover.
- Undertake pre-works, in-progress and post-completion inspections, producing clear and accurate schedules of work.
- Manage project programmes to ensure delivery on time, to budget and to specification, escalating risks where required.
- Lead pre-start meetings and coordinate in-house teams and subcontractors, completing regular site visits to monitor progress, quality and safety.
- Specify, order and manage materials, including gifted items, working closely with procurement to avoid delays.
- Prepare and manage quoted works, variations and cost control in line with agreed rate cards.
- Ensure full CDM and health & safety compliance, meeting all legislative, regulatory and client requirements.
- Maintain accurate project records and provide clear, timely updates to clients and internal stakeholders.
- Take ownership of issue resolution and decision-making on complex or high-risk projects, escalating only where necessary.
- Act as a trusted point of escalation for clients and stakeholders on occupied major works delivery.
- Build and maintain strong working relationships with clients, residents and internal teams to support successful project outcomes.
- Maintain accountability for project financial performance, including cost forecasting, variation management and support of final account closure.
- Support commercial reviews to drive cost certainty and value for money.
- Champion quality standards and resident experience throughout project delivery, ensuring works are completed right first time.
- Review completed works to capture lessons learned and drive continuous improvement.
- Support service improvement initiatives and provide cover for designated roles when required.

Qualifications and experience required
- Full UK driving licence and ability to travel to sites as required.
- Proven experience delivering occupied major works or similar construction / FM projects.
- Strong working knowledge of health & safety, including CDM Regulations.
- Sound understanding of project delivery, programme management and cost control.
- Ability to interpret specifications, schedules of work and technical documentation.
- Strong stakeholder management skills, including client, resident and contractor engagement.
- Competent in the use of IT systems for reporting, documentation and project controls.
- Good technical knowledge of repairs and maintenance within the context of residential dwellings
- Understanding/experience of managing works using a schedule of rates (or similar) contract
- Understanding of diagnosing and resolving damp and mould within residential dwellings
- Understanding of mechanical and electrical systems within the context of domestic residential dwellings
- Standard DBS Clearance Required
