About The Role:

OCS are proudly delivering facilities management services to Shaftesbury Capital since 2009 and have recently expanded our portfolio to include services to the world famous Carnaby, Soho and Chinatown.

The Estate Senior Operations Lead will be the ambassador and key figurehead for OCS Group on the Carnaby, Soho and Chinatown estates. They will be responsible for leading the team to deliver excellence through strategic direction, innovation, and stakeholder engagement.

This is a senior role responsible for leading the delivery of all operational activities across this complex, dynamic and fast-paced destinations portfolio, to include overseeing the successful running of the facilities provision, to include but not limited to hard and soft services, health and safety compliance, landscaping, and events operations. 

Further Key Responsibilities:
  • Understand and successfully lead the contract, whilst identifying opportunities for growth, development and exceeding expectations
  • Ensure compliance with operational KPI and SLAs, whilst delivering industry best practices and statutory obligations
  • Lead a one-team culture across all services delivered, foster collaboration and joined up commitment to be best in class
  • Effective line management of direct reports, ensuring each has strategic priorities, performance targets, regular appraisals, and succession planning, and focus on achieving excellence
  • Identify, drive and deliver commercial cost savings benefits 
  • Risk management and mitigation in all aspects of the service delivery
  • Work cross-functionally with senior leadership, guiding heads of department to deliver a compliant, operational asset and safe environment.
  • Continual focus on driving new initiatives and promoting innovation, based on analysis of existing data and consistent review against best industry practice across all service lines
  • Foster an environment where effective FM, M&E, Fabric, Cleaning, Landscaping and support functions can be managed and developed, including performance, delivery, scheduling, monitoring, reporting, selection and training.
  • Take charge of P&L and commercial performance of contract including service charge processes
  • Engage with the client regarding contract negotiations and contract change.
  • Lead service charge budget planning and regularly review financial performance against budget

Skills and Experience:

  • Extensive experience within TFM & estates management, ideally in a high-profile environment
  • NEBOSH General Certificate, IOSH Managing Safely or SMSTS
  • Significant and direct operational and stakeholder management experience within a complex customer facing environment
  • Knowledge of industry best practice for financial contract management and commercial awareness
  • A demonstrable track record in driving TFM innovation
  • Understanding of strategic TFM matters that require a broad appreciation of service delivery within mixed-use environments
  • Strong commercial awareness, confident management of a large value P&L and service charge budgets
  • Have a well-balanced risk management approach and a willingness to challenge accepted methodologies.
  • Understanding of laws, regulations and guidelines within the Facilities Management industry
  • Strong confidence in self and ability to manage a challenging high footfall environment where expectations are of the highest standards
  • Proven track record of developing and implementing strategies to increase efficiency and effectiveness
  • Experience of leading a large, skilled service delivery team, bringing teams together collaboratively and achieving more
  • Managing a large value P&L of 7m+
  • Experience of working with service charges
