We are seeking an experienced and proactive Building Manager to oversee the day-to-day operations of a busy, multi-tenanted office building. The ideal candidate will have a strong background in Mechanical & Electrical (M&E) systems, excellent contractor negotiation skills, and a practical, hands-on approach to building management. You will be responsible for ensuring the property operates efficiently, safely, and in line with compliance requirements, while providing an excellent experience for all tenants and visitors.
As part of your role, your key responsibilities will include, but are not limited to:
• Manage the day-to-day running of the building, including facilities, maintenance, health & safety, and tenant services.
• Oversee and coordinate all planned and reactive maintenance works, with a focus on M&E systems (HVAC, lifts, lighting, fire safety, etc.).
• Act as the first point of contact for tenants regarding operational or maintenance issues, ensuring prompt resolution.
• Prepare, review, and manage service charge budgets in collaboration with the property or asset manager.
• Conduct regular inspections of the premises to identify maintenance issues and ensure compliance with safety standards.
• Maintain accurate building records, including permits, inspection reports, contractor documentation, and maintenance logs.
• Ensure compliance with all relevant health & safety, fire safety, and building regulations.
The ideal candidate should meet the following criteria:
- You must have the right to work in the UK
- Proven experience as a Building Manager or Facilities Manager in a multi-occupancy commercial property environment.
- Strong working knowledge of M&E systems and building infrastructure.
- Demonstrated ability to effectively manage and negotiate with external contractors and suppliers.
- Understanding of health & safety legislation, statutory compliance, and service charge budgeting.
- Excellent interpersonal and communication skills – able to build rapport with tenants, contractors, and stakeholders.
- Highly organised, self-motivated, and solution-oriented.
- IT proficient – familiar with building management systems
- IOSH/NEBOSH or equivalent health & safety qualification desirable.
