About The Role:

Working Days - Monday to Friday

Role Purpose:      

To provide a facility management service to the Gas Networks Ireland commercial  Offices / Local Authority Sites. The role is to provide services & duties to maintain their building facilities in consistent, ready-to-serve conditions by rigid adherence to work generated from requirements & requests. To react & generate work orders within stipulated timeframes to ensure maximum Customer Service is achieved for operations.

Key Responsibilities:

  • Ensure Safe Systems of Work are issued and adhered to for all activities.
  • Responsible for ensuring all self-delivery PMs are completed safely, on time and in compliance with statutory obligations.
  • Accountability for ensuring statutory maintenance is at 100% compliance in their region.
  • Develop and maintain good relationships with internal and external OCS and client colleagues.
  • Point of escalation for Facilities Regional Manager.
  • Respond to calls logged with the facilities helpdesk. Investigate the nature of the problems and seek a speedy resolution.
  • Be available for an on-call rota system with the onsite facilities team.
  • To be able to work in a flexible manner within the role & to exhibit a fundamental interest in achieving the complete functionality of the buildings, looking & thinking out of the box to ensure no problem or defect goes undetected.
  • To undertake repairs, maintenance, service & new works throughout the premises such as fix/hang pictures, notice boards, replace damaged ceiling tiles, replace light bulbs etc.
  • Assist with the organisation of equipment & furniture for meetings/training/board rooms prior to & after meetings.
  • General duties including assisting with Room & catering set ups for meetings etc as required.
  • Act as Contractor service point of contact & Coordinate Contractor access. Carry out contractor inductions & issuing of work permits.
  • Report to and take direction from the site and contract facilities teams.
  • To be first point of call to investigate and deal with emergencies such as leaks, spills, blocked toilets etc.
  • Assist with internal office moves.
  • Walk the buildings on a daily & regular basis throughout the day & ensure all lighting, toilets, tea stations are fully operational. Report any issues noted, resolve issue or if necessary, arrange for such items to be resolved.
  • Perform any other duties that may be reasonably required of you given the broad nature of the role & the time available.

Competencies/Requirements: 

  • Electrical qualifications preferable.
  • Strong building maintenance work skills and knowledge.
  • Polite, welcoming and have a friendly manner with fluent English.
  • Full Driving Licence.
  • Proficiency in Microsoft Office applications including Word, Excel, and Outlook is required.
  • Awareness of Health, safety & security issues

Desirable:        

  • FM Qualifications or equivalent experience. 3+ years’ experience working within the construction/M&E industry highly desirable.
  • Experience and knowledge of permit to work systems including assessment of risk assessment and method statements with emphasis on safety.
  • Experience in CMMS and/or CAFM applications (Concept Evolution, Emaint) is beneficial.
  • Good interpersonal skills, commercial awareness, and the ability to organise and motivate teams
